 Physical Site Observations

Physical walk of the asset prior to award or during the due diligence phase.  Efforts will inform buyer of any possible issues, deferred items, etc.  Two (2) versions of a deliverable are available:  Property Observation Report which includes pictures, narrative & cost guidance OR a Summary report which provides a high level perspective

Construction Management / Owner Rep

Customizable Construction Management catered to the needs of your project.  We can set up your project for success and be involved at whatever level is desired.   ACS has the ability to efficiently manage different levels of projects remotely to keep the Owner's costs minimal without sacrificing production quality.

Pre-Construction

Pre-Construction is a vital part to every successful project.  This would include unit walks, takeoffs, sub-contractor vetting & meetings, scope diligence & program development, etc.  ACS understands the value of setting up projects properly and can bring value not only to the above, but to proper budget documentation & control.

Physical Site Observations

The physical walk & site observation is a visual observation.  ACS takes the time to review the following items (but not limited to) while onsite:

ACS will take the information gathered from the site visit and compile it in one of two forms, whichever is requested by the buyer / Owner.  The first is a Full Property Observation Report - which consists of a multi-page narrative, pictures of the site broken out per category and sub-category (above), and pricing guidance to help support underwriting. 

 

The second deliverable format, is a Observation Summary Report, which will have a shorter narrative and some pictures, but mostly will be a short document or form of communication informing the buyer of a high-level condition of the site and the biggest exposure concerns with the property.

Construction Mgmt / Owner Rep

ACS has managed projects on over 300 multi-family properties, totaling over $1B in construction renovations.

ACS will work with the Owner to develop a Construction Management scope that is perfect for the Owner and project and is catered to the Owner's specific needs.  ACS has managed all types of renovation projects and projects of all different sizes ranging from $250k to over $30m.  ACS can manage the sub-contractor base, interior renovations, relationship with onsite property team, project budget, etc.

We look at every project with an Owner mindset and work to keep the Owner informed from a scheduling & financial perspective.  We can hold progress calls with the Owner to ensure communication is at the highest level possible and the Owner is informed about the project at all times. 

Pre-Construction

The Pre-Construction piece of a project, especially in larger renovations, is often overlooked.  ACS understands the value of Pre-Construction, having assembled over $750mm in programs within the Multi-Family & Hospitality space.

ACS has the ability to walk units at a due diligence level, perform takeoffs for unit scopes, meet with contractors onsite, perform scope development, etc to ensure that the best possible program is completed on the asset.
